The Story

Ronnie Dunn is half of Brooks & Dunn, the duo behind “Boot Scootin' Boogie” and “Neon Moon.” Since 1990 they have stacked up 20 chart-topping singles and 30 million albums sold.

The 6 acres came out of the Frist family, the dynasty behind hospital giant HCA. Thomas Frist III and his wife, Julie, had held the tract since 2005 and sold at a loss.

There was no house here when the land traded in December 2016: level, fenced acreage with a stream and what the sale ad called a “nice barn.”

Davidson County recorded the deed to Ronnie and Janine Dunn on December 21, 2016. The tax roll files the tract under Forest Hills, a satellite city with its own district inside the county.

Frist had tried to sell the land as far back as 2008, 8 years before the Dunns bit. The purchase coverage said Dunn planned a custom home among the meadows.

Whatever went up since is no cabin. The same county roll that showed bare land now appraises the improvements at $5.6M, more than 3 times the value of the ground itself.

Harpeth Hills Golf Course sits close by on Old Hickory Boulevard: a Metro Parks course inside Percy Warner Park, laid out in 1965, rebuilt in 1991, tee times open to anyone.
