Where Does Kelsea Ballerini Live? The Nashville House She Bought From Kacey Musgraves

Kelsea Ballerini lives in Nashville, in Glendale, a pocket of the south side about 7 miles out from downtown. She bought the house from Kacey Musgraves in November 2022, in an off-market deal the 2 of them closed with no agents involved, and Davidson County's parcel roll still carries the lot in the name of the trust that took title that week. In March 2026 she told a Carnegie Hall audience she had taken a place in New York, then set the terms a few weeks later: she is "not permanently moving," and she is in the city "through the summer." Tennessee is still the address.

The house is the part worth knowing, and its story is a relay. Louisa Pierce, half of the design firm Pierce & Ward, drew the plan herself and had it built. Musgraves bought it from Pierce in 2020, during her own divorce, and had it taken back to a quieter palette. When Ballerini's marriage ended 2 years later, she texted Musgraves to ask whether she would ever sell. Musgraves said yes, and told her it had been her "healing house."

The paper trail is short. The land is recorded as Glendale Reserve, a 2-lot development organized on an instrument dated August 24, 2011, around 1.03 acres of common ground the 2 houses hold jointly. Ballerini's half changed hands on a deed recorded November 17, 2022, with an ownership date of November 15. The other half turned over in June 2026 to an investment company and a private co-owner. That is the entire ownership history of the subdivision: 2 houses, 1 shared yard, and 15 years of records.

The designer who drew it, then handed it on

Louisa Pierce grew up in Birmingham, Alabama, moved to New York in her 20s, and came to Nashville in 2010 with her husband, the Rolling Stone editor Austin Scaggs, and with Emily Ward, who became her business partner. Pierce had no formal design training. She drew the floor plan for the house herself and took it to an architect, who told her he had never had a client whose plan worked once it was built. The build ran about 6 months. She has described the result as gothic-traditional: arches, loud prints, soft pastels, the maximalism that made Pierce & Ward the firm Karen Elson, Brie Larson, and Leonardo DiCaprio call.

Accounts of the house's age do not agree, and it is better to say so than to pick one. Ballerini has called it a 1920s cottage. Design coverage dates the custom build to 2012. The county organized Glendale Reserve in August 2011, which is where a new house on a new lot would start. What nobody disputes is that Pierce commissioned it new. The cottage reading is a design decision, not a birth year, and that is the most Pierce & Ward thing about the place.

Musgraves bought it in 2020 for about $1.9M and pushed it the other direction. She brought in the designer Lindsay Rhodes, who took the layered wallpapers down to pale walls, closed off a staircase, put a piano in the room that had been striped black and white, and left the powder room's vintage sketches exactly where Pierce hung them. Then she sold it to another country singer without either of them hiring an agent. Ballerini's description of the deal, on the Call Her Daddy podcast: "We didn't use real estate agents. It was woman-to-woman."

What the neighborhood was before it was a neighborhood

Glendale Park opened in 1888 on 64 wooded acres at the southernmost stop of the Overland streetcar line, 7 miles out from the middle of town. It existed because the streetcar company needed a reason for riders to go all the way to the end of the track, which is how most American trolley parks came to be. A zoo went in in 1912: sea lions, buffalo, African sheep, monkeys, bobcats, coyotes, bald eagles, skunks, and rattlesnakes. There was a roller coaster and a merry-go-round at 5¢ a turn, a casino with a vaudeville stage, and a Shetland pony given away every Easter as the grand prize of the egg contest.

The Depression took the crowds, the automobile took the streetcar, and the park closed in 1932. Developers bought the ground, cut streets through it, and sold house lots. That is the neighborhood, and pieces of the park are still standing in it: a bear cave at Scenic Drive and Glendale Lane, the stone steps where riders got off the streetcar, a cobblestone path running through a resident's back yard, and the house on Leland Lane where the zookeeper Clare Lovett lived. A house whose designer built it to look 90 years older than it is sits on ground that was a zoo.

The house 0.9 miles up the road

She wanted the Glendale house in 2020 and did not get it. She had found it online during the pandemic, and while she was circling, Musgraves bought it. Her account, told later on Call Her Daddy, is that she moved 0.9 miles down the road instead, into a house she never loved.

That house was in Green Hills, behind a gate, and she and her then-husband, the Australian country singer Morgan Evans, bought it in 2020 for $2.4M from the builder whose own home it had been. She hired Lindsay Rhodes, the same designer Musgraves had used on the Glendale house, and ran wallpaper through room after room. The Spruce toured it in the fall of 2022, which turned out to be her last season in it. On the county map the lot is Lot 59 of the Bryan and Amy Shaffer combination plat, 0.63 acres zoned RS10, an assembly of smaller pieces made before the house went up.

The divorce is on the record, and the house moved with it. Ballerini filed in August 2022, citing irreconcilable differences. A settlement in late October sent the house to market on October 21, 2022 at $3.95M, and a buyer was under contract 18 days later. She played the Grand Ole Opry on the night of November 15 and told the room she had finalized her divorce that morning and was getting the keys to her dream home. The current owner of record on that lot is a trust that took title on January 30, 2024 at $3.9M.

What the 2 of them said about the money is also on the record, and both said it in public. On Call Her Daddy in 2023, Ballerini said Evans was "taking half the house that he didn't pay for." Evans answered that she was "saying things that aren't reality." A prenuptial agreement governed the split and the proceeds were divided evenly. The rest of it is theirs.

The townhouse off West End

Before either of those, in 2016, at 23, she bought a unit in a small new building a few blocks off West End Avenue called The Centennial Lofts II. The county created the condominium on a master deed recorded April 6, 2015: 10 residences arranged around 0.54 acres of common ground. Unit 3 in the same building sold in September 2016 for $585,000, which is the figure Variety reported for hers.

The building borrows its name from the park up the street, and that park has more layers than the building does. Centennial Park was John Cockrill's farm in 1783, the state fairgrounds after the Civil War, a racetrack called West Side Park from 1884 to 1895, and then the site of the 1897 Tennessee Centennial Exposition, whose fine-arts hall was a full-scale Parthenon built in plaster. Nashville liked it enough to keep it standing and later rebuild it in concrete. The condominium was new construction dropped into a streetcar suburb that had otherwise finished building itself by about 1935.

She hired Laurel & Wolf, the online design service that matched clients to decorators by the room, to put the unit together.

One caution on this one. The county roll has carried the unit in the name of NASHLONG, LLC since a quitclaim recorded April 15, 2019, with no price attached. A no-price quitclaim is the shape of a transfer into a holding company rather than a sale on the open market, and the public record does not say whose company it is. Either way, it stopped being where she lives in 2020.

Before all of them, a rented apartment

The first Nashville place of her own was a rental, in 2015, the year The First Time came out and "Love Me Like You Mean It" went to No. 1 on country airplay. Laurel & Wolf put a designer named Maryn Goolsby Favors on it, Wayfair supplied the furnishings, and Glamour ran a tour of the result. There is no deed, no parcel, and no public record of where it stood, which is why it is the one home in this story with no page of its own. It is also where the pattern starts: she called the same design service back the following year for the townhouse.
